Seller lead terminology describes homeowner opportunities and acquisition methods

This glossary defines seller acquisition terms and explains where they overlap. Seller lead, listing lead and homeowner lead can describe related records, but their meaning depends on the contact and the event being counted.

Seller lead

A contact connected to a possible property sale. An owner requesting a pricing review is one example, with the request providing a reason to speak even if they have yet to decide when to move.

Listing lead

An opportunity to represent a seller. It overlaps with seller lead while emphasizing the possible instruction to market the property, rather than only the person who first contacted the agent.

Listing attraction

Marketing that gives potential sellers a reason to approach an agent about their property, through useful information and an offer of further help they can request.

Seller prospect

A homeowner identified as potentially relevant to a sale. They may have an advertised property or another observable signal of selling activity, while still having made no request for help from the agent.

Seller opportunity

A possible business relationship arising from an owner's selling needs. It can begin with an inquiry or introduction and remains a possibility until the owner and agent agree what service will be provided.

Homeowner lead

A contact from a property owner. The request may concern selling or another service, so its content determines whether it also belongs in the agent's count of new seller inquiries.

Home valuation lead

An owner requesting an estimate or comparative analysis, whose interest in the property's value may relate to a future move, financial planning or simple curiosity. The request establishes the question.

Expired lead

A potential opportunity associated with an expired listing. The previous marketing effort supplies context, but current representation and the owner's plans need to be checked before the agent prepares an introduction.

FSBO lead

An opportunity involving an owner marketing without an agent. A public advertisement establishes selling activity, while the owner still decides whether to discuss help with pricing, marketing or another aspect of the sale.

Sphere

People who know the agent. A personal or professional relationship can supply familiarity for an introduction, while the offer of help gives the homeowner a reason to begin a selling conversation.

Database marketing

Marketing to recorded contacts with an offer relevant to their property questions, creating an opportunity for an existing contact to make a new seller inquiry. The database holds the contact history.

Geographic farming

Sustained marketing within a defined area, using local property information and repeated coverage to help homeowners recognize an agent and decide whether to request their help.

Seller prospecting

Identifying homeowners who may sell and making a relevant first connection. It usually begins with the agent finding an opportunity, while inbound acquisition begins with a homeowner responding to an offer or content.

Seller intent

The homeowner's expressed interest in selling. A click or valuation request supplies limited evidence on its own, and the owner's actual question gives the agent a better starting point for understanding their plans.

Listing appointment

A scheduled discussion about representing a seller. It follows the initial acquisition opportunity and gives the owner and agent a chance to discuss the property before any instruction to list has been agreed.

Seller conversion

The work of progressing an existing inquiry toward representation, including the service and conversations after a homeowner has already responded to an acquisition offer. The planned ConvertSellerLeads.com reference covers this stage.

Lead source

The audience or origin behind an opportunity. A sphere introduction is a source, while the email carrying the introduction is a channel, and retaining both helps an agent understand how the inquiry began.

Acquisition channel

The route carrying an offer to an audience. Email, direct mail, Facebook, Instagram and paid search can distribute seller marketing, with the new homeowner response providing the acquisition event an agent records.

Homeowner marketing

Marketing addressed to property owners, including information and services for people who may be considering a sale as well as owners with other property questions. Seller acquisition concerns the selling-related inquiries.

Cost per inquiry

Defined campaign cost divided by unique new inquiries. A campaign with no inquiries has no calculable numeric cost per inquiry, so its report should retain the actual spend alongside the zero inquiry count.
