Property signals help agents identify potential home sellers
An expired listing shows previous selling activity. A FSBO advertisement shows an owner marketing a home. A mutual contact may know someone who has asked for an agent introduction.
Check the current situation. Those signals give you a starting point, but the owner may have changed plans or already hired someone. The first useful question concerns what help they want now.
Jimmy Mackin teaches expired-listing outreach as a seller acquisition method
Inman's interview with Jimmy Mackin includes expired listings among his acquisition ideas, connecting him to a prospecting route where agents identify previous selling activity and seek a new conversation.
The expired listing guide explains that route. For an editorial example, an agent might offer to review which comparable properties sold during the owner's earlier marketing period. That gives the introduction a property-specific purpose.
Prospecting and inbound marketing create different openings for seller inquiries
Outbound prospecting starts with the agent finding an opportunity and making contact, while an inbound inquiry starts when the homeowner responds to an offer or a piece of content. Both can create seller inquiries, although the introductions differ.
With FSBO owners, an agent can respond to a current advertised property and offer a relevant service, although the owner has yet to ask for that help. Preserve that distinction when deciding what to say first.
Property research prepares an agent for seller outreach
Record the property source and date. Verify representation and contact eligibility, and follow your brokerage's process for the channel you intend to use. The FTC telemarketing guide provides a starting point for US calling requirements.
Ask about the owner's plans and offer the help you can deliver, giving them room to explain the situation before deciding whether they want to continue the conversation. Seller lead generation explains how that first connection becomes an acquisition opportunity.
